Our Large family thought the property was comfortable, spacious, good amenities, had what we needed for a good family vacation. Solid furniture, not cheap like I have had in other places I have stayed. We Loved the pool!!

This home is extremely clean! Matching dishes, pots and pans. The only kitchen appliance lacking was a griddle but the super high end grill allowed us to do what we needed. Allowing each adult family two rooms - one for them and the other for kids- and each family their own bathroom allowed for a comfortable stay. The community pool and lazy river were fabulous. We had kids aged 1-5 and this was a perfect spot for us. We will come back.

We had a total of 14 people with us and with this house layout you’d never know it! The resort was beautiful and the private pool is always a must for us. We did visit the resort pool a couple of times because the little ones loved the play area-the food there was actually really good and kids loved the smoothies! Loved taking walks around the resort to get my little guy to sleep. Check in was a breeze with the private gate and door codes. Would absolutely stay here again!

This home was perfect for my family!! We had a big group and there was more than enough space to accommodate everyone with perfect amenities. The property management were all friendly and responded promptly to any questions.

The house is set up perfectly for a reunion, with multiple bedroom and bathroom combinations. Plenty of room for everybody to sit together inside for meals and sitting together outside around the pool. We were there in early November, so we paid extra to have the pool heated, which we used a lot. You can't really tell how big the pools in rentals are from pictures on listings, I find. I didnt measure this pool but we were quite comfortable having 6 or 8 in the pool for games (they stock some pool toys). It is comfortable for two or three to do laps. The hot tub os spacious for 2, fine for four, crowded for six (but I know that for a reason LOL! We didn't have any children, but it seems to be well set up to accomodate children, including a safety fence for the pool. We were easikly able to take the fence down and set it aside. It was nice to have no neighbors behind us and the beautiful water view wuth a fountain and water birds. We brought our little dog and enjoyed being able to walk the neighborhood sidewalks. The cluphouse area is great. Huge areas for kids to swim and play, a playground, and tennis courts. You can buy drinks and food at a walk up window from the pool. The staff here is unfriendly, but there was an incident there while we were at the pool that made us realize what the staff must have to put up with at times. The house is well equipped in the kitchen. We never needed anything that it didn't have as far as equipment. We brought all foods, spices, oils, etc.

Villa was just as shown in the pictures. The pool was great and with the addition of handrails, we could all enjoy the spa and pool. The view is stunning and the little extras made our trip. Communication was really good. Would definitely book again.

Pat's communication was fantastic. My family and I were all meeting here for a long overdue reunion and the house is in a great location for the parks.

We had a family of 14. the sleeping arrangements were perfect for our group and the flow of the house was spacious. Enjoyed the outside so much too. The covered seating/eating area was comfortable and we loved the pool and hot tub.
Overall, the house proved to be as it was pictured and more.
We would definitely stay here again and recommend it highly.

My family and I recently stayed at Pat and Clive's Sunset View Villa. The gated community gave an appearance and feeling of rental homes, but the house was fantastic and enjoyed by all. The home was spacious and welcoming with high end touches. We appreciated the labels on the closets and switches for ease of navigation. We thought the spa took a while to heat but we planned accordingly and definitely enjoyed the pool area every evening. We also liked the fun game room and all of the activities at the nearby Community Center. We absolutely recommend this home.

We had 13 of us....kids, grand kids and great grand kids. We had never done anything like this - rent an entire house - this was a great experience and would not hesitate to do it again - Especially if we were renting from the folks that own this home. The house was perfect for us and very well maintained and appointed. Made great use of the pool and spa, and the boys loved the game room - they learned how to play pool. The home is located within 20 - 40 mins of pretty much everything - Disney, Universal, Airport, Shopping Outlets :)....it all depends on the traffic. My wife and I commented as we were getting ready to leave that it felt like "home". Overall....fantastic....would highly recommend.

We had a great time at this home. The whole lay out of the home was just perfect. Very clean. We enjoyed the main floor on suite going to the pool. My husband and I stayed on the main floor and the kids and grand kids had the whole upstairs. Very spacious up there and the kitchen, dining and family room were good sized. Could seat 16 people.
The kids enjoyed the game room which was tastefully decorated. It was the full double garage.
The pool and hot tub were beautiful. The home sits up overlooking a lake that had 2 lighted fountains on every night and sun sets!!! Beautiful.
The club house lazy river,pools, kids pools were great. You could buy food there and cocktails!!!
We will rent this home again.....15 minutes away from Disneyworld.
We have some friends that we suggested to rent this home next year and the are going to sign up soon.

This rental property was an awesome home away from home for our group of 14. The home is so roomy, comfortable, clean, and beautifully decorated. The beds and pillows are very comfortable. We loved having the pool and hot tub so accessible--we used them every night. The game room was an added bonus. We also used the community swim pool one of our days, and our young grandchildren had lots of fun there. The kitchen/dining area was so nice and spacious-perfect for our breakfasts together every morning. The home is close to the Disney parks, Universal Studios, grocery stores, and restaurants. Communication with Pat was great. She answered questions and shared info within hours. Thanks, Pat and Clive, for letting us stay in your vacation home. Great memories were made with our family members during our vacation stay in Florida! I would definitely recommend this rental home to others.

I knew from the moment I saw this property online that it would be perfect for our family! From the very start, the communication and warmth of the owners put me right at ease. The house appeared to be an incredible value and my decision was easy.
When we arrived, my hopes were confirmed. The house was simply immaculate - it felt like we were the first visitors. Every room was lovely in its decor, the amenities and appliances were top of the line, and the added bonus features (like the game room and the walk in closets!) were wonderful luxuries.
We absolutely adored the kitchen. It was such a pleasant place to gather for breakfast with room to spare. The washer and dryer were invaluable to a large family with kiddos. And I was shocked at how much everyone, kids and adults alike, enjoyed the game room. We had MANY an air hockey battle that week! As the momma of a toddler, I was especially thrilled with the pool security - a fence that was put up upon my request and an alarm for the pool door. I was so at ease!
I was also extremely and pleasantly surprised at the level of communication and courtesy exhibited by the owners - before, during, AND after our stay. (One member of our party left behind a few items and the owners made sure they were retrieved and mailed back to us.) They were delightful to work with and we would not hesitate to stay in ANY property they owned. Clearly they take great pride in their ownership!
If you are even remotely considering this property, please don't hesitate. It was worth every penny. Sure, we found houses that were cheaper - but for this kind of perfection, the price was extraordinary reasonable. I was MORE than willing to pay a few dollars extra for the many, many things that were above and beyond within this experience. The cleanliness, beauty, comfort, and amenities were just amazing. Beyond what I could have expected. We are so thankful to Pat and Clive for providing the perfect backdrop to this wonderful and memorable family vacation!

You won't be disappointed. All week long I kept saying how spacious this house was. Plenty of bath towels and pool towels, as well as plastic dishes and glasses for outside and plenty of china inside. Our family loved using the pool and spa/hot tub after coming back from Disney. Even though the outside temps were sometimes cooler, the pool/spa temperature was able to stay warm enough. There was plenty of outside lanai seating. The game room provided enough to keep the kids occupied. I also have to mention that I appreciated the capacity of the washer and dryer. We really enjoyed our stay and would definitely recommend this villa! Even though Pat is overseas, she was quick to respond to our questions. Thank you for allowing us to stay in your lovely house.

The home was great. It has everything needed for any size group. The pool, hot tub and the patio are also a highlight of the home. Thank you for letting us stay.

The home was perfect for our family of 14. Everyone had their own space to get away and there's plenty of space to all come back together. The view from the screened pool is perfect. The home was very clean and ready for us when we arrived. As of January 2019 all the homes across the street were under construction which did cause a little distraction. Based on the speed the contractors were completing things I don't anticipating this to be an issue much longer. All in all the home was perfect, the kids always had things to do, we didn't even need to go to Universal to have a good time. Also the clubhouse is exceptional, there's a nice bar with food, another game room and huge pool with kids area. We spent a whole day at the clubhouse and were never bored.

This was a wonderful property. Easy to get to and from the parks with a 15-20 minute drive each way. We paid extra for the heated pool and are glad we did as it was great to come back from walking all day and soaking in the heated water. All of the rooms were the perfect size and very clean. The only drawback is they are building new houses directly across the street and construction starts as soon as the sun is up so if you’re a late sleeper, choose a bedroom away from the front of the house. Delivery/construction trucks block the road and/or driveway at times so plan accordingly when leaving for the parks, especially if you have a reservation somewhere. We will definitely reserve this house again in the future.

We traveled as a family of 15 and shared this home very comfortably.. included were 5 children and they enjoyed the pool and game room on our down time. Everything was as advertised and pat was wonderful to work with. I have already recommended this home to others and I would love to come back every year...Thank you to Pat and Clive for sharing your beautiful home with us we made some wonderful memories.....

We arrived at the Sunset View Villa with ease of accessibility and were totally blown away by this beautiful home. The location was ideal and within 5 mins of 192, with bars, restaurants, crazy golf and all things America. The Club House and play facilities and pool area were ideal for our first day after the flight from its lazy river to pool for younger children. We truly had an amazing time.

The villa was so well equipped for our stay, it was spacious and had a wonderful games room to entertain us when we had "stay home" evenings, allowing some down time, in the pool or my most favourite place the Jacuzzi, watching the sunset was one of the most captivating experiences as the villa is in the ideal spot over looking the lake.

Our whole family enjoyed our stay immensely, our holiday was just perfect, My grandsons gained so much confidence using the pool everyday, and we felt spoiled and very privileged within our surroundings.

Thank you to the owner Pat for her very swift and friendly communication with us, nothing was too much trouble from my first contact to asking a 100 questions, Pat shared her own knowledge and experience and has equipped the Villa with everything you need for babies and younger children, There is high attention to detail with safety and this all added to our perfect family holiday. I can't highly reccommend Pat enough.

Accessibility to the parks was easy and we even learned that if you go for an evening attraction - like the fireworks, they waiver the parking fee after 8pm - a tip for everyone. The shopping outlets had some great bargains and make sure you register as a VIP at the Premium outlets and you will receipt further discounts.

Our extended family stayed in Oct 2018 and had a fantastic time. The home was our perfect home base for our Disney vacation. With 5 adults and 4 kids we felt there was enough room to spread out and we absolutely loved the patio and pool area. In fact the kids had so much fun there we only made it to the resort pool one time. Pat was just amazing to work with and was always very responsive. We are already starting to plan our next trip to Florida and everyone is in agreement that we wouldn't even look at another home.

We had the most amazing time at this villa - everything you could want and more even lots of pool towels to use - we had washing powder - dishwasher tablets - washing up liquid bin bags etc
The pool was amazing and the view was great with amazing sunsets ,we spent most of our days there , I will definitely return to one of your villas pat as they all look gorgeous- if they are half as good as this one I’ll still be very happy -

Our 3 week stay in August 2018 was amazing. The villa was very large and all 10 of us (12 at one point) had plenty of room.

Disney and the resorts are nearby and the 192 (5-10 minutes away) offers plenty of options for food and shopping.

Speaking with Pat before booking put my mind at ease and she was very helpful and responded quickly to all my queries.

The management company also dealt with our enquires very quickly.
We only went to the complex once, since it was during school holidays it tended to be a little busy and noisy so we preferred our own heated pool and spa.

The games room in the villa was great, I think the big kids enjoyed it more than the younger ones!!

The view over the lake was another reason for us choosing the villa and we were not disappointed. We we’re very fortunate as other parts of the complex had building work taking place.

I would gladly stay a the villa again and would always look at places offered by Pat before looking anywhere else.

This home has been immaculately. My family of 10 adults and 5 children came to relax and enjoy one another's company away from home and this home was the perfect place.
The kids loved the pool, the living space is exactly as pictured and we were not disappointed at any level. We celebrated my wife and niece birthday and anything else we could think of. The beds are comfortable the community is quiet even with everyone enjoying their stay.
This home is surely a HomeAway gem and my family is already talking about possibly coming back again next year.

What you see is what you get. Great view! Everything that was represented was there. Ample kitchen equipment and dishes. Much more than anyone could expect. Plenty of room for our family of 13 to spread out. The game room was a big hit with the teens and the card table in the loft was a hit with the grown ups who played late into the evening. You will not be dissapointed with this property.

Hands down the BEST vacation home my family and I have ever stayed at. So much to do in the home as well as in the community. Close to Disney World and other attractions and some of the best restaurants too!!

We had a wonderful relaxing stay here! The homeowners have gone out of their way to make sure their guests have everything and then some to make their stay comfortable and stress free. We will definitely be back! Pat is wonderful and goes out of her way to make sure all the bases are covered!!

This was by far our most outstanding vacation home we have rented. We do this every every two years with our grown children and their children.. this home had everything and more. We were all pleased. From decore to supplies you have it all in this home.

House is very new (still new houses being built on the street) and was in spic and span condition on arrival. Lots of different areas to the house, main LR, pool, upstairs games and TV, plus games room in garage, to allow everyone to spread out. Alll amenities for young children: high chairs, cribs, strollers. Kids enjoyed resort pool with splash pad, lazy river and arcade. Close to Disney, a little further to Universal, but it doesn’t matter where you are in Orlando as the traffic is terrible.
Would suggest that a larger washer and dryer be installed if owners want renters to complete a lot of the laundry before leaving.
Overall, a wonderful experience. Would recommend the home for any large family getaway.

This home was everything we had hoped for and more! Very spacious and has all the extras you might need. Great master bedroom downstairs with excess to pool ( great for families with small kids) needing to use the bathroom! The clubhouse was an added bonus with lazy river and bigger pool to use. Great home would recommend to anyone having a family reunion!

As this was our 3rd year in a row that we have booked an extended stay in one of Pat and Clive Richardson’s beautiful vacation homes, this was the best one yet! Our stay was wonderful! The house was immaculate and had everything that we needed. I will definitely recommend this house and Ms. Pat to anyone visiting Orlando.

We celebrated our 45th wedding anniversary by bringing our family of sixteen to Orlando for seven days. We had eight adults and eight children ranging in ages 3 - 14 years. The house did not disappoint us. It was beautiful and spacious just like the pictures show. It had every thing you would need in your own home. From the appliances to dishes, cookware, silverware and plenty of towels and beach towels. The six bathrooms and washer and dryer were a huge plus. The kids enjoyed having the upper floor for their space and the game room was a big hit. The men even enjoyed a nightly game of pool. But the highlight every night was having our own pool and spa which we used every night. We were only able to use the clubhouse pool and game room once which the kids really liked and the staff there were very helpful. Did take advantage of the workout room. I highly recommend this home and would stay here again. We did leave a couple of strollers and beach toys for the next guest to use. The only thing the house might need is a light blanket or throw to watch tv. Thank you Richardsons for the use of your lovely home.

We stayed for two weeks, arrived just before hurricane Irma. Felt perfectly safe in this amazing well built house. The villa had everything you could possibly want during your stay, for adults & kids alike. It is very well maintained & looked welcoming on our arrival.
We loved the fact that once we had got our bearings everything was a easy drive, the house being well positioned between the 192 & US27, Championsgate was only a short drive too.
Pat, the owner, was very helpful & responded quickly to any queries we had.
Would highly recommend this villa & book again ourselves.

Our family had such a great time here. We were close to the theme parks , supermarkets and restaurants. There was enough room for 14 of us without feeling cramped plus we had 5 visitors come for a day to celebrate my mom's 90th birthday. The ages ranged from the youngest being 1 to the oldest being 90. We enjoyed the pool, hot tub and game room. The kitchen had everything we needed. The beds were very comfortable . There were extra pillows if we needed more. There were plenty of bath and pool towels. We spent time at the clubhouse pool and loved the lazy river. This place is a home away from home. It had everything we needed and more for our stay. We are looking forward to staying here again.

Best experience ever with Homeaway! Thank you, Pat!! The home was perfect in every way. Loved the game room..chef's kitchen..spacious bedroom suites..the pool and the community center was great.

The pool was HUGE and the kids especially loved the FREE arcade! We LOVED this community and felt very safe. The location is ideal. Easy access to all parks and the convention center.

I cannot say enough about the house or how accommodating Pat is. We didn't want to leave..in fact, we extended our stay!

I hope the house is available for our trip to Orlando next year..nothing else will compare. Special thanks to Juan for his patience in helping us with our endless questions and technical difficulties..totally user error..lol

This home is absolutely lovely and has everything that a family could ask for and more! The kids had a great time in the game room and everyone enjoyed soaking up some Vitamin D at the pool. The patio is a great place for peace and quite in the morning to enjoy a cup of Jo while watching the hot air balloons pass through beyond the trees! It's also just a quick jaunt to the parks and local attractions. Grocery stores are a very short distance from the home as well.
We also spent a morning at the clubhouse enjoying the lazy river! Very easy to get to and a little change of scenery from the pool.
This home is nicely decorated and furnished with solid wood furniture as well. We've rented other homes and by far, this beauty is the absolute best! No need to stay on golf courses or in busy timeshares when you have this home to rent!

This home and I say home because that is exactly what it feels like has been the best rental I have stayed in. The pictures do it no justice! It has everything you need plus more. It was nothing less than perfect for my family we definitely were pleased.

We visited with the intent of not spending a lot of time in the home, however our time that we did get to spend there was amazing. The pool space was complimented by the spa perfectly as a great way to unwind as the day drew to a close. A few minor draw backs are the proximity of the neighbors on both sides, and the gate at the community entrance was having issues, for the entire week we stayed. We would definitely recommend staying here to anyone looking for a great place to relax. If you're planning on being gone all day and come back just to sleep, there are other options that would fulfill your needs. A+ from us!

Family oriented and friendly, a group of 15 and we had all the room we could need- we had everything we needed for our stay- it was definitely a home away from home- absolutely a come back to in the future-

My family had the pleasure of a mini-reunion for two days out of the two weeks we stayed here. For much of the time, there were only five of us sharing this dream home. When all the grandbabies and cousins came for the one day reunion, it STILL didn't feel crowded. It is a delightful home with great amenities and a very good management team. We had a couple of glitches with air conditioning and with the pool, but the management company bent over backwards to make sure we were taken care of. Booking with a family from the UK was a breeze - everything went like clockwork, and Pat was extremely patient with my seemingly endless questions. We found the pool to be plenty for the five of us, but when the little ones came, they seemed to find the community pool with its child friendly zero entry pool more to their liking. My 87 year old mother was in love with the lazy river! She needed help to get on and off an inner tube, but once in the water, we had to practically drag her out. All in all, it was a fabulous vacation villa. We will ALWAYS try to use this property or any owned by these owners...they are GREAT to deal with. Thanks so very much! This is our second time staying at the owners property, and it won't be our last. I can not fault the villa in anyway. The standard of finish is to the highest quality. Communication from the owner is amazing. It can be a daunting experience trying to book a villa but please be reassured that if you decide to stay here you will not be disappointed.
