Welcome to our 7 bed 5.5 bath Solterra Sunshine Villa - we have created a fabulous outdoor space to enjoy the Florida sunshine and wonderful evenings under the stars - Located on a spacious end of cul de sac lot, you will enjoy plenty of privacy. Only a short drive from the I4 Hwy linking the community to the Parks, within 15 minutes you can be at Disney and a little further to Universal. Golfing is very close by and there lots of shops and restaurants within 3-7 minute drive.
We have personally decorated and furnished our home and hope you like the high standard and comfortable home away from home we have created for you.
Our home features an individually designed pool area with wonderful South/west Facing views over meadows. The large 30 ft pool and spa sits in an extended pool deck and has in pool and cage lighting change colour to create your own ambience. The pool and spa can be heated (additional charge). There is a Handrail to pool for easier access - a pool fence available and all doors to the pool area are alarmed for safety Our pool is Salt Chlorinated.
Enjoy your own recreational facilities - games room with ping pong table, foosball, air hockey and darts - enjoy game night round the poker table, have family games with our range of board games, or create your own movie night - our TV's are equipped with Roku to enjoy hundreds of channels, Fast Secure Wifi is included if you need to work from your home

The wonderful community area with large resort pool, slide, lazy river, tennis, gym, snack bar are approximately a 9 minutes walk away from our home. The facilities of the Solterra Club house are all included in your rental.

Inside -the spacious foyer leads to the large, open-concept living space complete with an island Kitchen and dining area so everyone can gather comfortably for meals as well as entertainment.
Our fully equipped kitchen comes with fridge freezer with water and ice dispenser, dishwasher and everything you need to cook a snack or a feast.
The large table can seat all the family/friends to gather together. If your group is a small one, don’t worry, our home is very homely and comfortable for smaller groups as well as large.
The luxuriously appointed living are a features a large tv with comprehensive entertainment package and comfortable sofas.

As you walk out of the living area to a grand, covered lanai and pool with spa, you will find the outdoor oasis you would expect in your dream vacation home - it is the perfect place for fun and relaxation. Our luxury outdoor furniture offers a very comfortable seating area with cooling fans if it get too warm for you, and there are plenty of loungers for the sun worshippers in your party, plus a dining area. There is a pool bath for added convenience

On the ground floor there is a large Master king Suite with Master Bath plus a King bedroom with Ensuite.
There is an air conditioned Game Room with ping pong table, foosball, air hockey, darts is another great space for fun for everyone.
Upstairs, you will find a spacious second sitting room with Large TV, and gaming table and Xbox 1 with Games package to download games. This second sitting room offers family and guests plenty of space to enjoy their favourite activities, or simply relax!

Then there are super comfy bedrooms - the second Master king Suite with shower and dual vanity, 1 spacious king bedroom with jack and jill bathroom adjoining twin room - (this room can convert to a king if you require 5 kings and 2 twins), 2 twins sharing a bath with tub, to complete the second floor and providing guests with a very restful sleep after a day of fun in the Florida sun!
Our new home is energy efficient, fully air conditioned throughout and smart home enabled.
Our wonderful management company, based close by, keep our home in immaculate condition and are fastidious about cleanliness. Rest assured you won’t be disappointed - on arrival - as with most of our other guests, we hope you will see that it’s even better than it looks on the pictures!

Your rental also includes use of the fabulous Solterra community facilities - see below - The fabulous community pool area has a large beach entry heated pool, with slide, there are cabanas and sun loungers, a spa and a covered luxury sitting area for when the sun gets too warm. There is an outdoor kitchen and inside the club house you will find a TV, more luxury seating and refreshment area -a Tiki Bar and Lazy River! There is also a Gym if you have any energy left and also tennis court, volley ball, children's play area and soccer field. All this within a few minutes walk of our home. Each booking will require payment of community access fee to use the club house area, one fee per stay $38-45 depending on party size - This will be refunded to you on receipt of payment receipt.

The Parks are very easy to reach - our home is only a few minutes off the I4 and from there its about 15 minutes to Disney, 25 to SeaWorld and about 30 to Universal depending on traffic. There is also a quiet way avoiding the I4 to and from the 192 - and the quick back way to Disney - up Lake Wilson Road. There are two supermarkets within 5 minute drive, as well as Restaurants and Pizza places, at Reunion crossroads and Champions Gate - New Restaurants at Champions Gate are a great addition to the area. Posner Park - 7 minutes away has a JC Penny, Home Goods, Bed Bath and Body - and lots more!
PARKING
This home has parking for 2 cars on the driveway, a further 3 cars are allowed on community and must be parked in marked bays on the roadway, all cars must display car passes.
OTHER INFORMATION
Your rental includes free fast secure wifi, USA/Canada calls.
For the little ones we have a baby crib and highchair (2nd available) - included.
House Alarm, safe, - all doors to our pool area are alarmed for pool safety. Pool safety fence.
If you require a food starter pack for your stay, please enquire.

Our home is pet friendly - dogs only (Max 2) - by prior arrangement. A fee of $100 is payable. (thorough cleaning takes place after every pet stay to ensure no signs of pets remain for guests without their furry family)
* Pool and spa heat can be added to your booking. Cost pool and spa $40 per night or in warmer months $20 per night for Spa only.
* Gas BBQ can be added to your booking, $75 plus tax, cost includes Gas bottle (one per stay, guests to replenish if more needed) Guests are asked to leave in a clean condition.
* The damage waiver cover added to every booking covers accidental damage during your stay to a value of $1500

No Smoking
Lead Guest must be age 25 minimum - ID and all guests names required when booking.
No Party Groups or events of any kind are allowed.

• Note: For the security of you and our home, this vacation home is equipped with 1 security camera:
• 1. Camera over the front door; the camera is activated by motion and records video and audio.
• For your privacy there are no cameras or video recorders are located inside the home or on the pool area.

Solterra Resort gated community is ideally located, just 5 minutes off the I4 with easy access to the Parks - Disney can be reached in about 15 minutes, there are many Golf courses in the area and restaurants and shopping nearby.  The beautiful community features a world class community centre with 4 acres of fun from swimming to tennis with a poolside restaurant, gym and the amazing new Lazy River.
A favourite with our guests - our villas with private pool are overlooking conservation and are a real home away from home.
